- How much does it cost to get an offer?
- Nothing. The offer is free and there is no obligation to accept it. If you decide it is not right for you, there is nothing to cancel and nothing owed.
- Do I need to make repairs or clean the house out first?
- No. We buy houses in their current condition. You do not need to repair, clean, or stage anything, and whatever you do not want to take with you can stay.
- What kinds of houses do you buy?
- Houses in and around Nashville that need work or need to sell quickly — deferred maintenance, dated kitchens and baths, aging roofs and systems, water or storm damage, inherited properties, rentals a landlord is ready to exit, and houses that have already sat on the market without an offer.
- How is the offer calculated?
- Two things: what comparable renovated houses in the area have recently sold for, and what it will cost to bring the property up to that standard. We will walk you through both so the number is not a mystery.
- How quickly can you close?
- It depends on the property and on what you need. Because we pay cash there is no lender timeline to wait on, so closing is usually driven by your schedule rather than ours. Tell us the date you are aiming for.
- Do I pay any commissions or fees?
- We buy directly, so there is no listing process and no agent commission on your side of the transaction. Ask us about closing costs for your specific situation so nothing is a surprise at the table.
- What if my house is in good shape?
- Tell us about it anyway. If listing on the open market would net you more even after costs, we will say so — you should hear that before you decide, and it costs you nothing to ask.
